Recommendations approved.

 

Reasons for recommendations:

The marketing exercise for the letting of the café has taken a considerable time due to the interruption of Covid and difficulty in securing suitable tenants. The proposed tenant meets the Council’s aspirations in terms of the service to be offered to residents of Primrose Gardens, the use of the premises and the rental offer. A licence for a two month period has been granted to the tenant following agreement of these Heads of Terms for the purposes of carrying out minor alterations and fitting out of the café area.

 

Other options considered and rejected:

1. Not to accept the offer and readvertise.

2. In this instance costs would be incurred and the current void continued whilst the letting is advertised and the legal matter completed.

3. Current policy in the management of the Council’s Commercial Estate is to avoid voids wherever possible.
