Reasons for recommendations

This project is for the opening of a full raw & natural dog food shop which will complement the already successful Market Stall which the applicant currently runs. 

 

There has been huge demand at her stall for raw dog food and the applicant has been sending customers away from town to other parts of Chorley. This gave the applicant the idea of opening another unit concentrating specifically on raw dog food. Other items will also be on sale including dog beds. 

 

She will be opening a new unit on the Foxhill Industrial Estate and will add a shop frontage as well as internal refurbishment works. 

 

She is also in the process of having her own “cold pressed” dog food designed which will expand into also dry food as well which is much healthier for dogs. This means that she will need to invest in a selection of commercial freezers for storage.

Following recent negotiations, the proposed terms have been agreed by the Council’s Retail Consultants and reflect current market conditions within the Market Walk Centre in line with other leases which have been recently agreed/completed.

None. The Tenant occupies the Property on a secure lease and there are no grounds available for determination of the lease. The Tenant has served notice on the Council requesting a new tenancy.
