Prior to the commencement of development samples of all external facing and roofing materials (notwithstanding any details shown on previously submitted plan(s) and specification) shall be submitted to and approved in writing by the Local Planning Authority. All works shall be undertaken strictly in accordance with the details as approved unless otherwise first agreed in writing by the Local Planning Authority. Reason: To ensure that the materials used are visually appropriate to the localityand in accordance with Policy GN5, of the Chorley Borough Local Plan Review (2003).
2. During the construction period, all trees to be retained shall be protected by fencing in accordance with BS5837 (2005): ‘Trees in Relation to Construction’ as set out in the tree survey hereby approved. 3. The Sub-Committee after taking all the factors into account had recommended the Development Control Committee to refuse planning permission for the retrospective proposal.

The proposed extension is contrary to the Council’s approved House Extension Design Guidelines and Policy HS9 of the Adopted Chorley Borough Local Plan Review by reason of its design and external appearance.
